Good morning and Happy Thursday everyone!
I thought I should clarify that my last post wasn't just a rant... I am really, truly, awesomely grateful! Had my roomate not given me the first little *push*, I'd never have even dreamed of buying a house. And had Tammy not given me such awesomely cool home-buying advice (which I re-read yesterday, and realized part of it I hadn't obeyed, yet), I'd never have had the courage to give it a shot.
Last night I went home after work, worked outside for about 30 minutes, cleaned for an hour and a half (lots done! Woo hoo!), and then indulged myself in a nice computer game (CSI) and a bit of Star Trek reading. Oh, and leftover grilled chicken. Yummy!!!
My official battle plan? Tonight I will go home, rip a dilapidated shelf out from below the kitchen sink, replace a pipe... and then sit down, and make an official battle plan.
But for now, I'm feeling way better. I have half of a box of stuff sorted out to be put in a yard sale, a full box of paper to be recycled, and hope that this whole stupid mortgage thing will be done soon, and I'll have my VERY OWN HOUSE!!!! woo hoo!!!!!

I am so excited for you!! Just remember to take your time and scrutinize every nook and cranny of the homes you are looking at. Like the wiring, plumbing, carpets, mold, water damage. And most importantly let the Holy Ghost be your guide to the home God has provided.

HI! Glad you are feeling a bit better. Before you have a "battle plan" you might want to check with a Realtor to see what things you should fix that will make the biggest difference in the appraisal. You will also be required to have a home inspection done before you are approved for any home loan. This will run you about $250-$300. Usually they will put this into your closing costs. Don't be afraid to ask lots of questions about this whole process from those of us who have done the home loan thing. I am glad to be a resource for ya!

I'm so glad you're feeling better now - I just got caught up on your previous posts that I missed. I can so empathize - having just jumped through a bajillion hoops to get refinanced so we can get our house fixed up - but being told we had to fix things FIRST before they'd give us the loan - All I can say about mortgage companies is Aargh!!!! But at least we had a nice guy that worked with us, and helped us with getting someone to do some of what they required in order to get the loan. Hang in there, Jana! I'm rooting for you...
